The TENANT must provide proof of employment and/or income, pass a credit and criminal background check (Single Key), and provide proof of liability insurance of $2,000,000 as well as confirmation of a Hydro-Québec account opening prior to receiving the keys.
The TENANT must comply with the building rules and regulations. Any penalties or fees imposed on the LANDLORD in this regard shall be assumed by the TENANT.
The TENANT is responsible for any damage caused by their own negligence or that of their visitors. All related costs shall be the exclusive responsibility of the TENANT.
The TENANT is not permitted to make any modifications to the unit, including painting the walls, without the prior written authorization of the LANDLORD.
Upon vacating the unit, the TENANT must return it in the same condition as it was received. Failure to do so will result in cleaning and/or restoration fees of a minimum of $500 charged to the TENANT.
Short-term subletting (Airbnb, VRBO, etc.) is strictly prohibited. Any penalties or fees imposed on the LANDLORD in this regard shall be assumed by the TENANT. In the event of a violation, a penalty of $500/day will be charged to the TENANT.
Subletting the unit requires the prior written authorization of the LANDLORD.
Smoking of any kind is strictly prohibited inside the unit (tobacco, cannabis, pipe, cigarette or otherwise). In the event of a violation, cleaning fees of $5,000 will be charged to the TENANT.
The LANDLORD reserves the right to repossess the unit with appropriate notice, in accordance with the laws of the TAL of Quebec. Should the LANDLORD provide six months' notice prior to the end of the lease, the TENANT agrees to waive their right to remain in the unit.
